The rent control comes into effect for Lower Saxony
Already in summer 2016 the rent control is to be implemented in many cities and municipalities in Lower Saxony. Lüneburg, Braunschweig, Wolfsburg Göttingen, Oldenburg, Buchholz, Buxtehude and the East Frisian Islands, among others, can be considered.
The municipalities should now decide whether they want to introduce the rent control. If the municipalities opt for the rent control, this means for future rental contracts that the rents may not be more than 10% above the local rent.
Exception: This does not apply to the first-time rental of new buildings. The rent control does not take effect in this case. Older contracts are not affected either.
The question of calculating local rents remains exciting if a public – qualified – rent index is missing in a municipality. As far as the municipalities do not take any further measures here, further conflicts between tenants and landlords are to be feared.
